1. Agency Alternatives
We will review agency alternatives that are available to you and potential buyers.
2. Marketing Action Plan
We will review with you a marketing plan designed to mobilize every possible resource to maximize exposure of your property and to achieve the highest possible value.
3. Competitive Market Analysis
We will review with you the current market information and help you determine the most effective pricing strategy for your property.
4. Financing Alternatives
We will discuss with you various financing alternatives for prospective buyers and the likely impact of each alternative on your sale.
5. Estimated Proceeds
We will review with you an estimate of the proceeds you can expect from the sale of your property.
6. Home Enhancement
We will review with you the methods to enhance your property's ability to attract buyers and to achieve the highest possible value.
7. Office/Broker Promotion
We will actively promote your property via digital tour to other Home sales associates, and to other Brokers and sales associates in our local market.
8. Offer Preparation
We will prepare a written offer on the property you choose to purchase, with terms approved by you.
9. Negotiation Strategy
We will prepare a negotiation strategy for the property you have selected, including a Market Analysis and advice on the initial price and terms to offer where permitted.
10. Offer Presentation
We will immediately present your purchase offer directly to the listing agent.
11. Review of Written Seller Disclosure
We will thoroughly review with you the seller's written disclosure statement to enable you to accept or specify the remedy for each fault disclosed.
12. Property Disclosure
We will review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to us.
13. Home Warranty
We will explain to you the option of a home warranty plan to reduce your risk of repair when purchasing a property.
14. Estimate of Funds Required
Your lender will provide you with a preliminary estimate of closing costs and downpayment requirement anticipated in the transaction (Good Faith Estimate).
15. Building and Radon Inspection
We will recommend that you obtain professional building and radon inspection. We will work with you to request the seller to remedy the items you specify after your review of the building and radon inspection reports as your Offer to Purchase specifies.
We will accompany you on a thorough walk-through of the property before closing, and we will assist you in dealing with any problems discovered during the walk-through.
17. Closing the Sale
We will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions, during the entire transaction.
18. After-Sale Service
We will contact you after the closing to follow up on remaining details or service needs.
19. Service Satisfaction Survey
We will provide you with a confidential opportunity to give an evaluation of our services.
This Warranty is our commitment that we will perform the services above as a part of the exclusive listing agreement on your property, Should we not perform the services as stated above, you are entitled to terminate the exclusive agreement. Written termination notice must state the reason(s) for the termination and must be presented by you, in person, to the Managing Broker of the Home Real Estate office. You also agree to provide Home Real Estate with the opportunity to correct the situation within a 24-hour period following the delivery of the termination notice. If the exclusive listing agreement with you is terminated, the termination provisions of the exclusive listing agreement shall apply. You acknowledge that you have read and understand the terms of this Performance Warranty and that the agreement is not binding unless signed by you and me.
