20 Point Basic Marketing Plan

  1. I will provide you with a complete competitive marketing analysis (CMA) regarding comparable properties in the area that have sold in the last 6 months to help you determine a price point that meets your timing needs.

  2. I will assist you in staging your home to enhance it's appeal to a wide variety of potential Buyers and provide you with objective council on how best to prepare your home for showings.

  3. I will ensure that your property is professionally photographed.

  4. I will install a lock box for convenient access to the property encouraging other Agents to show your home.

  5. I will install the For Sale sign with an attached information box.

  6. I will prepare Multiple Listing Service listing forms, full-color brochure information, full-color special features sheets, and enter your property on the on-line computer. Your property automatically appears in the MLS catalogue and is instantly available to all of our offices, and all other major real estate companies that are MLS members, reaching over 8,000 Agents.  It can also be accessed by the National Realtor Association Internet Directory (RIN).

  7. I will upload your property and assign it a personal "web site" address, upload to REColorado (the public site for Denver MLS,),, and custom design a page for my personal website as well as the Home website.

  8. I will order an appraisal if requested (optional at owner's expense).

  9. I will search our database for all potential prospects that may be a good match for your home.

  10. I will cross-market your listing with other listings that both I carry and that are listed by other Home Real Estate Agents.

  11. I will digitally present your property at our next office sales meeting.

  12. I will digitally present your property at our next weekly Regional SMDRA board meeting (Reaching over 2,000 members) and promote your property at board marketing sessions consistently.

  13. I will create a custom HTML formatted e-mail, distributed to over 8,000 Realtors and clients within the Home Real Estate family.

  14. I will hold open houses at regular time intervals if desired.

  15. I will check your sign and marketing materials weekly and provide you either copies of brochures or the computer file in case they ever run out.

  16. I will perform a 15 showing & 30 day marketing review to assist you with any price or condition adjustments deemed necessary from the direct feedback I receive from the showing Agents.

  17. I will call you weekly to update you on all marketing activity and e-mail or forward all listing appointments so that you can personally keep track of all the showing activity regarding you property.

  18. I will make every effort to contact each agent who has shown your home to obtain feedback regarding the showing. (On average, approximately 33% of all showing agents will follow up with requests for feedback)

  19. I will personally walk your neighborhood if necessary, to distribute listing sheets on your property and inquire if anyone knows of someone who would like to live in your current neighborhood.
